After 817 days on market, 84 Perkins Road, which started off back in 2014 at $1.985 million and was still priced yesterday at $1.599, reports a contract. The success of this listing may perhaps be attributed to the seller's dropping her exclusion of her refrigerator and wall sconces from the sales price, but because the house is being sold "as is" (Realtorease for "tear-down"), I'm not certain that's the case.
The listing's description of the property as "cascading down to Burning Tree Country Club" probably daunted the less-abled, and the blurred photographs from the (out-of-town) listing agent's Instamatic probably didn't help either. But as is always the case, price certainly controlled. I'm guessing a final sale price of around $1.2 for a building lot on Perkins: we'll see.
