280 Riversville Road is "new' to the market, and priced at $2.125 million. Who takes these listings? The house has been on the market since 2015, when it started at $2.1 million, dropped imperceptibly to $1.995, and when that listing expired last month, was raised to its new price. Fountain rule of thumb: if a house won't sell at one price, raising that price won't help.

Metoo# Byram Shore casualty is pending

Harvey Weinstein's brother Robert's weekend house at 207 Byram Shore Road, asking $19.750 million, is reported (by the original agent) as pending. Weinstein paid $16.4 million for it in 2000, completely gutted and renovated it and, after a divorce, put it back up for sale for $32 million in 2013. Five years, many price cuts, a gone-bad-brother and bankruptcy, all seem to have combined to produce a willing seller.

My guess? Under $16.

In this market, you can never go wrong underpricing a home

17 Taylor Drive, Cos Cob, was listed at $599,000 in April and went immediately into "highest and best offer" status. That highest offer has now been reported as $660,000. 

The house overlooks the CVS parking lot, but Taylor itself is a quiet little dead-end, and there is practically nothing for sale in this price range, so it's no surprise that this property was the subject of a bidding war. It's my hope that a young family seeking entry too the Greenwich market prevailed here, but I'm guessing that a builder snagged it.

14 Conyers Farm Drive is new today, asking $7.5 million. Fifteen acres of undeveloped land, it sold for $6,077,500 in 2009, $12,000,000 (!) in 2000, and $2,000,000 in 1995.

Given the trending down of Conyers Farm values over the past decade, I think the area is drawing closer to 1995 pricing than 2000's. 

Still, an idyllic spot, and if another Cliff Asness comes along with huge, deep pockets and an itch to build, maybe this price will work. If I were the listing agent, my friend Joe Barbieri, I'd add a video to the presentation package, such as this:

14 Druid Lane hit the market in February at $2.195 and almost immediately was engulfed in a bidding war. It just closed at $2,367,500

Good house for this price range, and Druid couldn't be more convenient to Riverside School, Eastern and the train, so it's not surprising that it attracted multiple buyers. Dreadful, cliched staging, though: I'm sure the stager will claim it was her work that produced such a quick sale, but I'm betting it was the dearth of decent Riverside homes in the low $2s that caused buyers to overlook the staging.

Either way, it sold.

New listing in Mead Point

After paying $8 million for 21 Windrose Place in 2005, the owner has rented it out for the past six years, and has now decided to sell it. Asking $6.750 million.

It's not to my taste (and it has an indoor pool), but Mead Point's my favorite gated community, and there aren't that many homes available here, so someone's bound to go for it.

(Unlike many lots in Mead Point, this one sits on the full two-acres mandated by zoning, so it could be scraped and replaced — pricey, though.)

New price today, but I still don't think it's a bargain

11 Mayfair, off Pecksland (and Riversville), has a new agent and a new price: $14.9 million, a considerable drop from its 2016 price of $22 million. A 1930 home designed by Alden Twachtman, who designed a number of houses on Pecksland, and sits on 13 acres, but the Twachtman style is definitely out of favor with today's buyers (I think they're great, but I'm not a buyer). 

(Almost) 12,000 sq. ft., it was the weekend retreat for a Goldman Sachs executive, and I suppose he could afford its $100,000 + annual tax bill, but I wonder whether his heirs are as happy as he was to pay those taxes and maintenance costs: judging from this price, I guess they are, but they may grow tired of those bills over the next few years.

New listing today, and I think it's a bargain

18 Interlaken Road, $1.695 million. Toured it last week, and I really liked it. For this price, a whole lot of house on a beautiful 2-acre lot (a bit of which is under the pond in the rear, but that's a quibble. 

It's going to need some modernization, including new kitchen cabinets, and the bathrooms, while updated not all that long ago, could probably stand a do-over, but the house is perfectly livable as is, and at $1.695, someone in the under-$2 range, mid-country, will do very well here.

Interlaken is the last road off Taconic before the Merritt, but this house is on the southern side of the road, and noise is, to my ears, negligible. A no-brainer, in my opinion, but of course, your's may differ.

Estate sale, it's been priced to sell — for once, that's a true statement.

9 William Street in Riverside, new construction, $4.495 million, 67 days. Various family members toured this replacement of the homestead, with differing reactions, but it's a great little street, and life on Ole's creek is idyllic.
