Two quick sales in Old Greenwich

4 Nimitz

4 Nimitz

4 Nimitz Place, in Havemeyer, asking $1.875 million, contract in just 15 days. Sold new in 2010 for $1.602. This isn’t your grandfather’s Havemeyer Park anymore.

21 Sound Beach Avenue

21 Sound Beach Avenue

And 21 Sound Beach Avenue, $945,000, has a contract after 27 days.

I’m not expecting readers to be excited about either of these sales; I know I’m not, but I do try to keep up with the real estate news on this blog.

Pending in Cos Cob

old stone bridge.jpg

19 Old Stone Bridge Road, marked down from $1.795 million to $1.275 is pending. Stone Bridge is a development carved out of the old Chimblo property in the late 70s. The houses were the Greenwich equivalent of “affordable housing” in that not a huge amount of money was spent on landscaping — the lots were just carved out of the rocky, overgrown hillsides, and construction quality would have been described as Home Depot level, had Home Depot been operating in our area then.

But they aren’t bad houses by any means, and they do sell. Prices had climbed, generally, to the $1.750-$2.1 range by 2008, but there’s been a slow erosion since, and this house’s price of $1.275 doesn’t surprise me.

I did run the owner’s 1993 purchase price of $717,500 through the inflation calculator, though, and came up with $1.280, so all-in-all, not bad. Take away the virtual staging in the photographs and you’ll see that she did essentially nothing to the house during her ownership and still came out even. That’s a win.

Well, at least self-abuse and whiskey will work, right? Right?

Fake news, alas. Or that’s what they want you to believe.

French government denies claims that cocaine cures wu hu flu.

No Peruvian Marching Powder? Really? Well damn. Just two days ago we reported that masturbation and hard liquor were effective against the dreaded coronavirus — if that’s also bogus science, what’s the point of going on?

Will either of these people make it to the convention?

Ol’ Joe ̶i̶s̶ ̶l̶o̶s̶i̶n̶g̶ has lost his mind to dementia, 79-year old Boslhie Bernie is ignoring the advice of medical experts and continuing to attend huge rallies comprised of Wuhan Virus super-spreaders. At his age, with already weakened health, the old coot is in the highest risk category and has a 20% chance of dying when he gets the bug.

Not that I’ll miss either, but it’s a shame to see so much energy expended for so little result.

(Update)

And now, this development:

Obama Announces He Is No Longer Responsible For The Economy

The fools actually bought it!

The fools actually bought it!

Once again, the Babylon Bee’s got tomorrow’s headline today.

MARTHA'S VINEYARD, MA—From his seaside mansion, former president Barack Obama announced today that he is formally passing ownership of the stock market and economy on to President Trump.

"All the gains were mine -- Trump didn't build that -- but this crash is all on Trump," Obama said as he admired the ocean, which will consume his home in fewer than twelve years. "My responsibility for the great economic gains in this country ended the moment the stocks started to tank this morning."

The former president said that he does reserve the right to reverse his stance and reclaim credit for any economic gains realized after the market turns around, whenever that may be.

Cos Cob price cut

2 holly way.jpg

2 Holly Way, off Cat Rock, is now asking $2.249 million. It began last April at $2.750, and its owners paid $3.339 for it in 2007. I like the house for what it is: 8,000 sq. ft., six bedrooms, acre of land, pool, North Street and Central schools, $2 million (ish). The columns could be a deal killer, and Cat Rock’s a pain in the ass, though this one can be reached pretty easily via Bible, but still and all, a lot of house.

No land rush here

doubling.jpg

137 Doubling Road has taken another million-dollar hit and is now priced at $4.9 million, down considerably from the $9.250 it started at in 2015. Seven acres, two lots, it’s beautiful land, but it seems no one’s been interested in building on it at its previous prices. Maybe this will do it.

The land is part of the former Bolling estate and site of Greyledge Manor, completed in 1915 and torn down in about 2005. You can read about Col. Raynal Bolling here, or visit his memorial on Greenwich Avenue. Quite a man; he went down fighting in WWI, protecting his unarmed aide. He was also a lawyer, but all sins can be forgiven.

It's official: all further references to Kung Flu will be changed to "Wuhan Virus”

Although “Yellow Peril” has its charms

Although “Yellow Peril” has its charms

The Left officially declares “Wuhan virus” to be a racist term. Of course, that’s as of this afternoon — tomorrow, who knows? And as an aside, where is Ned Lamont? Why does he sit by idly while the good citizens of Lyme are so horribly slandered?

This poor guy (Republican, as you’ll have guessed) started it off, innocently enough:

Then the immediate, predictable reaction:

And so on and so forth — ho hum. PJ Media has a full page of these self-righteous twits’ tweets. But it also has shots of what the Woke were calling Wuhoo Virus before it was declared racist to call it the Whohoo Virus:
