Ordinarily, I don’t bother; I’ve yet to figure out which one of the Jenners had a penis and which never did, and what relationship any/either of them has to a Kardashian, and I have no interest in figuring it out. But this Tweet from a Rick Wilson to someone named Kayleigh Mcenany caught my eye simply because I had no idea who the parties were and why people were laughing at Wilso

So it turns out Wilson’s a rabid Never Trumper Republican,(“blue checked”, which I believe means that Twitter has labeled him a reliable, trusted source) and pizza lover Kayeigh was a young college student who would grow up, go on to Harvard Law School and eventually take a job as Trump’s press secretary. Domino’s failure to see a Nazi aborning back in 2012 is in Wilson’s opinion enough to “kill their brand”, and he’s just the man to do it; the bastards!

Years from now, when psychiatrists get around to studying Trump Derangement Syndrome this contribution from Wilson will be Exhibit A.

Well, EOS, you and I were wrong on how quickly it would sell, but 434 North Street has finally found a buyer

Back In June 2016 I wrote about 434 North Street, an 11,000 sq. ft. 1915 classic on two acres very close to town and EOS and I both swooned, predicting a quick sale at its price of “just” $5.995 million. Today’s buyers’ tastes obviously didn’t run that way and the listing expired in November of that year, unsold. The property returned to the market last June at $4.595and again faltered; no buyer appeared and the listing expired January 30 2020. But either someoe who saw it then or perhaps a new COVID refugee has appeared, and without a return to the MLS a deal has been put together and a sale is now pending. Hooray! A lovely home.

544 North Street is pending, finally. $2.595 million, current ask; owners paid $3.725 in 2005 and have been trying to rescind that deal since 2015, when they started at $3.995.

Faster salvation was found at three more modestly priced addresses in Riverside and Old Greenwich, all of which are reported under contract: 5 Terrace Avenue, Riverside, $1.286, 7 days; 9 Fairfield Avenue, OG, $1.295, 45 days, and 5 Old Greenwich Lane, Riverside (barely) $1.275, 15 days.

There’s certainly a lot of activity for the middle of June. In fact, there’s been an accelerating amount of activity all Spring, despite and in the midst of the COVID requirements that have so effectively curtailed showings. when the dust settles I’ll be curious to see how many of these sales were to New Yorkers. And of course, the sale of an existing house frees the owners to buy something else; it’s been that inability to move that’s hurt our market the past few years.

2 Sylvan Lane, Old Greenwich, $2.890 million, has a contract after 13 days. Setting aside the buyers’ origin or motivation, that’s a quick sale. Of course, Sylvan’s a great neighborhood.

I showed this house to a potential buyers the last time it was for sale in 2005. The buyers liked it but the husband balked, saying he’d always had visions of tossing a baseball with his son in a back yard, which this one lacks. I pointed out that (a) he didn’t even have a son yet, (b) there was a huge side yard on which to toss the ol’ horsehide if that child were to materialize and (c) any kid he did have would either be off with a lacrosse travel team or in his bedroom playing video games. He laughed, but bought another house.

The upper reaches of Cos Cob’s River Road (east of the Mianus, beginning at Sheephill) don’t comprise much of a neighborhood at all, but 536 River Road sat unsold at $1.7 from last June through December. It came back on in late May at $1.680 and has a contract three weeks later.

This keeps up, I'm going to run out of houses to recommend to clients

291 Stanwich Road, a spec house put up for sale 1,336 days ago in December 2014 at $6.695 million, dropped to $3.5 million a while ago and is now pending. I was privately recommending making a run at this place for the past couple of years, because its builder has a track record for building very good homes and very bad marketing decisions and a deal could probably be had, and mentioned that possibility publicly here, way back in 2017. My own clients didn’t like the house, I think because none of them were wild about Stanwich Road, but someone did.
