69 Rockwood Lane closed yesterday at $6.0 million. It was purchased new in November ‘12 for $6.250 (after starting at $7..250 in Apri, 2011). Perfectly nice house, typical of its class, on a decent street. I have a hard time distinguishing the houses built between, say, 2005 and 2021 in the $4.5-$7.5 range because they all seem to offer the same amenities and the same high-quality finishes.

I think it comes down to a buyer’s choice of location, more than any significant difference in design or build.

Whenever Joe Glickman heads out for groceries, he places an N95 mask over his face and tugs a cloth mask on top of it. He then pulls on a pair of goggles.

He has used this safety protocol for the past 14 months. It did not change after he contracted the coronavirus last November. It didn’t budge when, earlier this month, he became fully vaccinated. And even though President Biden said on Thursday that fully vaccinated people do not have to wear a mask, Mr. Glickman said he planned to stay the course.

In fact, he said, he plans to do his grocery run double-masked and goggled for at least the next five years.

Just how insane is Mr. Glickman? Having developed at least some natural immunity from his past infection, and full immunity from being double-vaxxed, he dons his protective garb and drives to the supermarket. That simple ride is a million-times riskier than any Chinese Flu he might encounter along the way, yet he persists. Why doesn’t he call for home delivery and stay inside for the next five years?

Circling Back: In fairness, I just DuckDucked Mr.. Glickman and found a Facebook page on which he complains that the NYT edited and sensationalized his comments (no, would the NYT do that?). He still strikes me as whacky, but as he points out, why should what he chooses to do affect the rest of us? Carry on, Joe.

And she was right to do so; even a year ago, eleven days without an offer wasn’t necessarily a matter of concern, but today it’s an eternity. If you aren’t drawing decent bids in the first few days, you’re too high.

This same house sold in 2016 for $862,000 and is basically unchanged, so somewhere between that 2016 price and this year’s I’m sure a satisfactory compromise can be reached.
