Riverside NoPo contract

12 Lakeview (cul du sac off Sheephill), new construction, pending at $2.995 million. This one surprises me, a little, given the price history of the three new houses built on Lakeview. No. 16, which has the advantage of being directly (albeit up the hill) on Mianus Pond, sold for $2.720 million in 2010, but resold for just $2.6 in 2013, and No. 14 only fetched $2.1 million in 2011. 

But this is reported as pending, so presumably an appriser has signed off on the price, and who am I to argue?
