40 Arcadia Road, Old Greenwich, asking $1.950 million. It started at $2.5 million. This is the house that replaced the tiny bungalow next to the Post Office. It's still a tad handicapped by that location, but it has a decent, if postage stamp-sized yard (appropriately), and there's no arguing that you can walk to everything here: food market, bagels, train, and Old Greenwich School.
And 23 Clapboard Ridge Road has found a buyer, after quite a few years on and off the market. Purchased for $2.150 million in 2002, it originally tried for $2.9 in 2011-2012, but its last asking price was $2.395.
I liked the house as is, back in 2011 - it has charm, it's in excellent condition, and enjoys, or enjoyed, a great back yard that abuts what was then a meadow. I was showing it, however, to a client who'd just bought that meadow, and was looking at this property as a way to exit on Clapboard Ridge, rather than North Street. He passed: $2.9 was steep, and I believe he's just about finished building a 15,000 sq.ft home on the North Street lot(s). Not sure what that did to this one's back yard, but it probably didn't enhance it.
