Pricing obliviousness

Cut back foundation plantings, eh?

23 Red Coat Lane, off North Street, cut its price today to $1.4 million. It's been for sale since 2010, gone through seven agents in 7 years, began at $1.850 in December of 2012, raised its price to $1.999 in 2011, let it drop to as low as $1.470 in 2015, then raised it again (!) to $1.895 (new agent - wonder how she got the listing) in 2016, and came closer to earth today. It's a tired, unattractive, 1963 house, but had it begun at $1.4 in 2010, it would probably have fetched at least something close to that, a lot sooner.

Price it, sell it; otherwise, sit.

And here's a tip for sellers: if your agent's had the listing since January, insist that he take some new pictures to reflect the season, or, if that's too much, substitute pictures every other season.  Snow bound homes look very much unwanted in August.
