/Willing seller, willing buyer: this sale won't help comparison valuations in the neighborhood
822 North Street, the property discussed here previously because it was being auctioned off, has sold for $4.480 million. The MLS says it "sold direct", which usually means the agent lost her commission, but perhaps in this case the term refers to the sale coming via the auctioneer? My understanding was that the listing agent was partnering with the auction house, but who knows?
What we do know is that back country values aren't recovering. This house, directly across from Conyers Farm, sold for $7.5 million in 2002, $6.5 in 2012, and now $4.480 five years later. This keeps up, the back country's going to look like a cheap alternative to Byram.
