Is three-point-five the new seven?
/38 Aiken Road, currently asking $3.8 million, is reported pending, six years after starting its search for a buyer. The owner paid full price, $6.9 million, after it had been on the market for just 26 days back in 2002, but that was a different market and time, when there were still gullible buyers out there willing to listen to their agent’s blandishments and plump down a seller’s full asking price on a listing still glistening with the morning’s dew. No longer.
So from a 2013 start price of $6.995 million, we’ve reached $3.8 and, I’d guess, probably a $3.5 sale price, or lower. Even ignoring the major renovation money put into this house, it’s taking quite a hit.
