16 Ben Court (off Benjamin Street), $2.7 million. This house was never listed on the MLS, but there’s nothing untoward in that: Selling agent Tracy Koorbush at Sotheby’s had it listed at $2.435 million in the fall of 2019 and it failed to sell. Since another Sotheby’s agent, Octavia Melley, is listed as the buyer’s rep in this transaction, I’m guessing that she had a client looking for a house in this neighborhood, and perhaps mentioned that at the weekly office sales meeting (which is why these things are held), or approached her officemate directly. Whatever the circumstances, the house sold for a nice premium over that unsuccessful 2019 price, and I’m sure all parties are satisfied.
