While it's easy to overprice a home in Greenwich, the market will usually correct a "too-low" price

15 Skyridge Road, 1952 home, 4 acres, excellent street, sold Friday for $2.1 million, well above its asking price of $1.499 million. So, did listing agent Joy Kim Metalios err in setting that price so low? Not at all; the market’s been weakening lately, and building lots aren’t being snapped up by bold (okay, “reckless”, perhaps) builders the way that they were a year ago. But four acres on Skyridge priced at the bottom of the comparable range was bound to draw attention and, Metalios no doubt hoped, multiple bids.

Which it did. So I’d say no mistake, just good strategy.
