22 Sumner Road land sale
/22 Sumner Road The owners paid $1.250 for this land in 2020, razed the 1810 house that was on it, and had plans and drawn up before changing their minds and putting it back up for sale. Even though they sold it for $1.2 million less than they’d hoped, they seem to have still made out.
It’s on 6.75 acres, though a good portion of that is pond. For comparison, a 4-acre back lot was carved off this same property and sold in 2007 for $2.420, so that $1.250 sale in 2020 represented a significant drop in value. I don’t know how much of the rebound to $2.3 can be attributed to having a shovel-ready house designed for the lot, and how much is simply a market bounce.
