New Listing in Riverside

45 Lockwood Lane, $2.295 million. It’s the same era — 1931-1932 — as 7 Gilliam Lane, which I wrote about yesterday, though it’s larger: 2,966 sq. ft. and 4 bedrooms, 3 baths vs. 2,471 sq. ft., 3 bedrooms, and 2 baths, but there’s a huge difference in value between Lockwood Lane and Gilliam, so the latter’s asking price of $2.395 looked like the better deal. Buyers must have agreed, because Gilliam is already gone, possibly after multiple bids above ask, while I don’t see Lockwood getting more than it’s asking.

But in this market, with high demand and low inventory, it just might.
