Why celebrate more high-density housing?
A celebratory groundbreaking for the 6-story, 120-unit apartments on Benedict Place in downtown Greenwich was held last Friday. The project bypassed local zoning because 40% of the units will be “affordable” offered at below market rents. The reality? Long waitlists, asset-blind loopholes, and clever workarounds to qualify. The 8-30g system is a major win for developers, but a terrible trade-off for Greenwich. Story here.
