215 Byram Shore Road, June contract, has sold for $18.6 million. That was almost full price, and after just 30 days on the market. Field Point Circle, Byram Shore Road: premium prices, but also premium properties. I wouldn’t get my hopes up for lesser properties in lesser locations, but it’s nice to know that there are still some gazillionaires out there still wiling to buy in Greenwich.
18 Chimney Corner, which I wrote about July 1, when it took yet another price cut, to $6.750 million. That’s its land value, and an appropriate price, I think, because I doubt the house itself will long elude the dumpster.
The owner has been trying to sell this since early 2005, when he priced it at $18.5 million Why do smart people do stupid things?
190 Sheephill Road, direct frontage on the Mianus, with dock permit, asking $1.175 million. The seller paid $1.050 for it in 20014, when it asked $998.00. His experience is typical of those who “win” bidding wars, but it looks as though he’ll come out of the experience with just a minor ding.
101 Otter Rock, $4.3 million, is pending. The owners paid $5.2 million in 2014, after it had been newly renovated, but I questioned that decision then, and I’m not wild about this new price, either. Unless you’re dying to own a 1978 “French Provincial”, and the market said it wasn’t between January, 2017, when this started at $5.475 million, til now, this strikes me as land value only, and $4.3 for an acre, with wetlands, is not that value.
But it is Belle Haven.
To prove that point, 115 Field Point Circle has sold for $11.250 million, without appearing on the MLS. Looks like a land sale, 2+ acres, water views, but not waterfront.
26 Twin Lakes, reported earlier when it was pending, closed Friday at $2.4 million. That’s not the $3.799 its owners had hoped for when they first tried to sell it in 2012, but the house is an only partly-successful pig’s ear conversion, so that was a silly price. $2.4, on the other hand, seems more reasonable, given this location at the bottom of Gilliam Lane.
49 Rockwood Lane, asking $2.395 million. The sellers paid $3.580 for this 1953 home back in December, 2005, and the decision by its owners and their agent to list it at $2.495 this May is a good indication of their firm grasp on reality. Even at that, they had to drop the price and, because our own clients were involved in bidding (we stopped at the finish, I’m pretty sure that the ultimate selling price will be even lower than that $2.395 figure.

We must make sure she visits the Rust Belt, frequently, between now and November, 2020.
Home Depot itself has been appealing to Oakland for months to address the situation, but city and so-called “homeless advocates”, so successful at attracting the homeless, have no inclination to go beyond that.
Homeless advocates decried the stunt, asking the community "to stand together to protect our curbside communities against hate, xenophobia and anti-homeless behavior” in a counter event posted on Facebook.
“Curbside communities”. Gotta love it.

FWIW attended the rally and had the good fortune to catch up with Greenwich Invisible founder Joanna Swomley and her husband, Greenwich Selectman Sandy Litvak:
FWIW: You say that “silence is violence”. Weren’t you silent when Obama was building these immigrant cages and rounding up and deporting illegal aliens at a rate far higher than the current effort?
Swomley: Orange Man bad.
Litvak: What she said.
FWIW: You claim that detainees were forced to drink from toilet bowls. Are you aware that these toilets, by design, hold no water? Water only enters to flush the bowl, then empties?
Swomley: Orange Man bad.
Litvak: Whatever my wife says.
FWIW: We notice that, you, and your representatives Jimbo Himes, also here this evening, and Dick, Stolen Valor Blumenthal are silent on enforcing any border controls at all. Do you have any suggestions to make on that subject?
Swomley: Orange Man bad.
Litvak: She said it, I believe it, that settles it.
FWIW: Finally, we notice that your home in the back country comprises 9,042 square feet and six bedrooms. Do you have any plans to put up a few immigrants and their children in your living room?
Swomley: Are you fucking kidding me?
Litvak: What she said, double.
