4 Old Round Hill Lane, which started at $14.250 million in 2015 and dropped down to $9.995 before being rented out in 2017, is off lease and back on the market at that same failed 2017 price, $9.995.

Maybe; it’s a grand house, but the sale history of this mini-development might give one pause. 3 Old Round Hill, purchased for $6.110 in 2010, also failed to sell between 2016 and 2018, for $7.750, and also ended up being rented out.

If I were interested in Number 4, I would also look at 1 Old Round Hill, currently asking “just” $4.795 million. Same quality builder, I believe, and purchased new in 2004 for $5.901. Owner listed it at $8.495 million in 2016 and as noted, four years later he’s down to $4.795. Number four may be nicer, but twice as nice? Ball’s in your court.

128 Old Church Road, asking $1.595 million. Nothing spectacular here, but a decent house on what I consider a good (convenient, close to town) road, at a reasonable price. It was launched in June at $1.695, and perhaps that was just high enough to scare off bidders, but somewhere in the $1.5 range would place this in favorable competition with other houses in this price category.

I assume our P&Z people know the neighborhood and will discount this testimony but still ...

The ongoing application for apartments on the Post Road adjacent to McDonald’s was back before the P& Tuesday night, and met with the expected neighborhood opposition.

Neighbors have every right to object to developments near them, and always do, and often their objections have merit. But the complaint of one resident from down the street caught my eye:

“I live down the hill on Riverside Lane. Two years ago, on June 18, we had nearly  a foot-and-a-half of water on our front lawn, nearly a football field wide on Riverside Lane coming down from Spezzano,” she said, adding that she feared the situation would worsen with the proposed development.

If you’re familiar with this section of the Post Road, you’ll know that, heading west from the proposed project, you will hit the traffic light controlling the intersection of Sheep Hill and Lockwood Lane and then proceed uphill several hundred yards to the intersection of Riverside Lane. Spezzano Lane loops its way, again uphill, from Sheep Hill to Riverside Lane. Water displaced or diverted from any new construction next to McDonald’s couldn’t possibly flood property on Riverside Lane without the mechanical assistance of a very large pump, and I don’t think any such device is planned.

Anyone is free to appear before the P&Z to protest a building project, and that’s exactly the way it should be (though the complaint that anything, let alone this particular building, could ruin “the Gateway to Riverside” is laughable — that train left the station a century ago) but they aren’t entitled to have the law of gravity suspended on their say-so.

New York Democrats poised to enact state-wide rent control

Progressives in the state Legislature … are looking to impose universal rent control — subjecting every Empire State apartment to rules that say that rent hikes are “unreasonable” if they exceed 3 percent, or one-and-a-half times the inflation rate.The “Good Cause Eviction” bill would prohibit landlords from evicting tenants in nearly every market-rate apartment without first showing “good cause.” Tenants could fight evictions if they say they can’t pay such an “unreasonable” rent.

Right now, roughly a million apartments in the city, all in buildings that went up before 1973, are rent-regulated; this would effectively extend it to 2 million units — and anything built in the future.

…. The Legislature last year made it harder for landlords to cover their costs for modernizing rent-stabilized units and buildings, a reform that’s already forcing them to take hundreds of apartments off the market. This new legislation is guaranteed to prompt rapid deterioration in buildings that are now high-quality, by forcing landlords to cut their spending on maintenance and repairs.

Bernie Sanders, along with his fellow travelers proposes extending rent control across the entire country. If there’s anything economists of all shades of the spectrum agree on, it’s that rent control destroys housing, yet Democrats love it.

The late Charles Krauthammer had a rule: “Whenever you're faced with an explanation of what's going on in Washington, the choice between incompetence and conspiracy, always choose incompetence.” I’d like to think he’s right.

Man punched in face — by woman! — for wearing red baseball cap.

A former NYPD detective says a woman punched him in the face in Nashville over the weekend because his hat looked like a MAGA cap.

Staten Island resident Daniel Sprague told the Post he was celebrating his 50th birthday with his wife and friends at The Stage on Broadway on Friday when he was assaulted by a woman he didn’t know.

“I was outside with my friends when some grabbed me from behind, spun me around and punched me in the face,” said Sprague, who retired from the NYPD in 2009.

“At first I thought it was a friend until I got hit. I couldn’t believe someone could get that upset.”

In reality, his cap was emblazoned with the words “Make Fifty Great Again” — while his shirt was decorated with an American flag that read “Making America Great Since 1970.”

Biden Giving Up On Primary To Focus On Secondary

U.S.—After disastrous fourth- and fifth-place showings in Iowa and New Hampshire, Joe Biden is considering a complete change in strategy. “This primary is pure malarkey,” Biden told reporters, using the harshest language he knows. “We’re no longer even participating in it. Instead, we’re going to sweep the secondary.”

The secondary is the backup to the primary, the election process that’s used when the primary completely fails, such as if the primary selects a 500-year-old socialist thanks to the enthusiasm of young people and other idiots. Biden hopes to appeal to secondary voters with his relative centrism and how he appears slightly less likely to just keel over and die.
