After holding fast for almost two years at $9.975 million the owners of 7 Topping Road finally blinked and dropped the price today to $8.795 million. You can’t blame them for their steadfastness, really, because the same tactic almost worked in 2013-2014, when they kept their price firm at $10.750 and actually had a deal pending in late 2014. That deal fell apart, but the memory obviously lingers on.

Of course, what may still be missing, besides a proper price, is one of those freestanding mirrors that get propped up against bedroom walls in so many of our listings. Here’s one from 31 Lindsay Drive, which also hasn’t sold but then, Lindsay lacks the first two accessories. It’s the full combo that does the trick.

McDonald’s now offering candle set scented as beef, ketchup and pickle to recreate the aroma of your car after you’ve driven non-stop from Florida with six kids and the dog and detritus from every fast food joint between Orlando and Cos Cob.

Each of the six votives in the set are inspired by one aspect of the sandwich: bun, ketchup, pickle, cheese, onion, and beef. They recommend burning them all at the same time for “maximum deliciousness.”

Start with a large one.

373 Taconic Road, purchased new in 2005 for $9.350 million and re-listed in 2016 at $9.750 has sold for $4.6 million.

I think this buyer still overpaid.

(It’s ironic, perhaps, that the seller is an expert on restructuring corporate debt, yet took almost four years to recognize and acknowledge that he’d been hosed on this purchase back in ‘05.)

Then why not have them on every Post Road intersection?

“Special needs community” objects to pulling the traffic cops off the Avenue

GREENWICH — People with disabilities are weighing in on a contentious plan to remove three police officers who direct traffic at busy intersections on Greenwich Avenue.

Greenwich residents with ambulatory, audial and visual impairments said the move would risk the safety of all pedestrians and acutely affect seniors and those with disabilities or injuries.

There are far more dangerous, busy roads in town than Greenwich Avenue — Mason Street’s had two fatalities already this year, and Route. One’s got truck traffic and five times the volume, yet we don’t place cops on their corners. Three salaried officers directing traffic on three, and only three, Avenue intersections seems a useless luxury.

Popcorn’s by the microwave, rabbit ears adjusted, I’m ready to go. I’m curious to see how Little Big Slurp stands up to his hand-wringing attackers. I detest the man and his authoritarian egotistical manner, but if he stands firm rather than kowtow to the others, he’ll make for an interesting evening.

For instance, there is nothing untrue in his statements that 95% of violent crime in nour cities is committed by blacks and Hispanics against blacks and Hispanics. Question is what to do about that, but there’s nothing racist about defying the problem.

Similarly, it’s true that many young black males don’t know how to work in an office environment. Duh, they’ve never been in an office environment. Bloomberg was discussing the need to educate those kids, bring them into the button-downed corporate world, but again, he’s in trouble for pointing out a truth.

Farmers are stupid? No, Little Mike is dumb, but recognizing that jobs on assembly lines are disappearing is not.

So will he stick to these obvious facts and force his fellow jackals to evade and deny them? It’d be good television, and might even win him some votes. He might backtrack, and I’m sure that’s what his debate advisors are counseling, but I’m not sure; Bloomberg has never struck me as someone inclined to grovel.

14 Baldwin Farms South, which wanted $6.8 million last June, can now be yours for $5.850. Built in 2006, it sat vacant and unlocked during the crash and was mostly dead by 2009, when Patriot Bank foreclosed on its builder. The bank sold it off to a third party in March 2011 and they completed it and resold it to these owners a few months later for $5.462. There’s probably still room for this price to drop.

And 36 French Road also cut its price today, to $6.250 million.Started at $9.250 back in 2017, still falling.

And still lower down the food chain, 35 Boulder Brook, priced originally at $2.995 million in 2017, is priced as of today at $2.295. The owner bought if from a foreclosing bank in 2016 for $1.250 and proceeded to rebuild it. He can’t have put anything close to a million into that effort, so he’s probably still alright.
