The lesson here, I think, is build to the market

35 West Way, Lucas Point, has been on the market for a year now, and today dropped to $5.295 million: it started at $5.950. I'm not convinced that either of those prices is right, but what's definitely hurting this home's chances is that it was built as a 3-bedroom grandparents' house. The Old  Greenwich market is, in my estimation, comprised of young families - the grandparents are down in Naples. This is shy at least one bedroom.
