802 Lake Avenue, newly listed today at $5.750 million. I note that its builder bought it in August 2018 (for $1.2, after it had started the year before at $1.675); assuming he started the building process soon thereafter (though it’s certainly possible that he chose to eat the carrying costs and deferred construction due to market conditions), it’s been three years to shepherd this project through our local zoning agencies, and he’s not done yet.

It’s not just high land costs that make Greenwich homes so expensive.
