No one wanted this last year at $1.299; will they like it more at $1.599?

37 Arcadia Road (corner of Arcadia and Park, across from OG Post Office) is a 1900 structure dived into two apartments on 0.22 of an acre. It was put up for sale last year at $1.299 and expired unsold on December 31. Now it’s back. Clearly, its land value is what’s being offered here, and neither price shocks the conscious, because there’s not much available land in Old Greenwich

So we’ll see — something deterred builders last year: maybe a crazy aunt in the attic, who has now left, or maybe the continuing rise in land prices will have made the previous objections less of a detraction. Stand by.
