New construction on the market today, 307 Shore Road (of, but not in Belle Haven), $8.950 million.The last Shore Road spec builder to dip a toe in the $9 million range, he of 325 Shore, tried $9.5 million in 2016 and got $6.225 in 2017. That’s certainly no disaster, and the land at both 307 and 325 was purchased cheap enough to allow a comfortable profit margin, so I won’t lose sleep over this builder’s prospects.

Time was — 2005, say — when one could take a 1920 house, bring in the services of a popular-in-all-the-right-circles architect like Austin Patterson to do terrible things to it and then, five years later, hand it over to David Ogilvy, who would complete the circus wheel by vouching for its fine taste and passing it on to one of his own clients. Just such a thing seems to have occurred at 25 Fox Run Lane, which was purchased in 2010 for $4.5 million, by an Ogilvy client, just a few weeks after being listed by Mr.Ogilvy’s firm for $4.8. That same house is not enjoying the same easy path this time, however, and a year after starting off at $4.889 million, it has dropped today to $3.595. I suspect its trek has just begun.

Bill Weld calls for Trump’s execution

Former Massachusetts governor and 2020 Republican challenger Bill Weld said on MSNBC’s Morning Joe on Monday that the only penalty for what he says President Trump is guilty of is death. And the MSNBC hosts were fine with that.

In a single segment, Weld visited the topic of the death penalty for Trump, and those two instances are joined in the clip above. First he brought it up himself without being prompted. The precipitating issue is the phone call to the President of Ukraine about investigating Joe Biden’s son, Hunter Biden.

“Talk about pressuring a foreign country to interfere with and control a U.S. election, it couldn’t be clearer. And that’s not just undermining democratic institutions, that is treason. It’s treason, pure and simple. And the penalty for treason under the U.S. code is death. That’s the only penalty,” said Weld.

As usual, the Pefesser, Glenn Reynolds, is on the job:

Not only is Weld batshit crazy, he’s also clueless on the law. Nothing he accuses Trump of amounts to treason, and the statute doesn’t have death as the only penalty. Weld was counsel to the House Judiciary Committee, and was head of the Criminal Division at Justice as well as a US Attorney. Either he needs to be checked for dementia, or those institutions are in even sorrier shape than I thought.

2 Mulberry Lane (Cos Cob, off Mead Avenue) came on the market asking $920,000 and has a contract after just 19 days — if you subtract the time spent on building inspections and contract negotiations, the buyer probably appeared immediately.

The owners paid $863,000 in 2007, height of our market, and bumped this out a bit, opened it up, and really made it a very decent home. I doubt they’re pulling in a profit here, but they did have 12 years of living on a quiet street in a good location, so I’d say they made out just fine.

Back again, at a (hardly) improved price

25 Wooddale Road, which expired unsold last July at $8.4 million, is back with a new broker and a new price of $7.9. Well, maybe. It’s certainly a nice house, in a decent location, and it did sell back when it was new for $8.2 million in 2010. These would-be sellers paid $7,778, 510 (?) for it in 2015, and while that doesn’t explain the $8.4 price, it’s understandable that they’d like to get close to that number this time.

Unfortunately, this place seems more or less indistinguishable from most of the other 61 homes currently for sale in the $4.5 million-$8.5 range, and many of those have already been marked down millions of dollars. Welcome to the glut.
