Are spec builders crawling out from shelter?

11 Ledge Road, 3 lots asking $7.250 million, is pending after 45 days. The buyer could be an end-user, I suppose, but that’s a lot of money to pay for a single, 2-acre building lot, especially when it’s not waterfront.
