(.2 acre X .360) so we can assume that part of this listing’s claimed 4,024 sq.feet is buried underground. If I were representing the buyers, either as their agent or their lawyer, I’d be cautious about this claim:

“Detached two-car garage features a finished space, great as office, plumbed for a bath.”

I can’t say with certainty that a finished space, plumbed for a bath, would push this house over its allowable FAR, but I’d verify that it doesn't.

And the “unfinished” third floor will have to stay that way. There’s nothing wrong with that — walk-up attics have become a rare luxury these days — but that can sometimes come as a surprise to buyers.
