A (minor) miracle in the back country

62 Sumner Road, asking $2.995 million, has a pending deal after just 149 days on the market. Equally surprising, the owners paid $2.3 for it in 2001, so they seem to be coming out ahead. There have been a number of sales on Sumner Road this year, so it’s obvious that not everyone is turned off by the 45-minute commute to town. Good for them.

It’s mid, not back country, but I’ll note that 30 Will Merry Lane, $3.295 million, is also pending, after beginning last year at $4.490. I’m guessing that the final figure will start with a 2, and not a 3, but that’s just a guess.

15 E. Point Lane, Old Greenwich, has sold for $4.650 million. The seller paid $5.1 for it in 2005 when it was new, yet for reasons known best by him chose to set it out on the market at $7.450 in his first attempt to resell it in 2013. It kicked around in the following years, at varying, but always unrealistic prices, until Rob Johnso got the listing and lowered the owner’s formerly-great expectations. Rob’s good at that.

Mid Country contract

19 Andrews Road, discussed here in the comments section last week or so, is asking $2.950 million and is now reported under contract. Owners paid $4.6 for it in 2007, which proved to be a mistake, but at under three, this is a charming, 1928 home in a very convenient location. Some updating wouldn’t hurt, but again, at this price, the buyer’s probably safe spending the money.

Four different lectures on constitutional law on tap. Con Law was a real snoozer back in school, but I’m sure the average American viewer will find it all fascinating.

Nadler’s strategy must be to build up to the crescendo, I guess.

Old Greenwich sale

12 Innis Lane, south of the Village, $1.6 million. Started off in April at $1.995, last asking price was $1.795. A generic, 1970 builder’s special, typical of the era. Nothing much to say here, but it’s a useful data point, and for you shoppers out there, it’s often helpful to see where a house price ends up, and what an appropriate discount from the asking price might be.

39 Perkins Road, $3.395 million, and after just 47 days on the market. 1959 construction, added on to in 2015. Nice back yard, though the house itself doesn’t knock me over. Then again, the only persons it had to appeal to were buyers, and they’ve spoken.

One oddity: the listing describes the house as “overall, an excellent alternative with many key attributes”. Alternative to what, a tipi?
