New Listing on Porchuck
/99 Porchuck Road, $3 million. Zillow “Zestimates” it at exactly $2,989,200, which sounds quite scientific, but if you rely on Zillow for pricing, you deserve what you get.
It sits on a 4-acre lot, almost all of which is in a steep canyon and pretty much unusable. A previous owner tried to sell it as land for $3.8 million (tee hee hee) from 2004-2005, but eventually lost to it strict foreclosure in 2017 after legal proceedings that began in 2009 (!). Local builder Peter Thalheim bought it from the bank for $762,500 in 2018 and constructed a perfectly fine house on the buildable section — Peter builds a good house — and after trying for $2,095,000 in 2019, sold it 481 days later to the present owners for $1.545 million; given the quality of the land, that seemed about right at the time.
Now it’s back (after being rented out in 2025) for $3 million. There have been no improvements to the interior, and the lot remains a substandard one, to my eye, so has it appreciated that much in six years? Zillow says it has, I have my doubts. We’ll see.
