The skeptical realtor, chapter 2,369

183 n. maple.jpg

Back in May I noted the arrival of a new listing at 183 N.Maple Avenue. It was a re-do of a rather unprepossessing builder’s special from the ‘60s and priced at $2.495 million. The remodeler’s name was “Optimistic Builders”, which, I cautioned, might be an unfortunate tempting of fate.

Eight months later it remains unsold, albeit with a price drop today to $2.199.

(All the pictures below are from the original, pre-reno version of December 2018, and are no longer representative of the house. But they’re fun.)

Oxford administrator to protestors: sod off, Swampy

How do you respond when placard-waving students occupy your 15th-century quadrangle and refuse to leave until you sell the college’s shares in oil companies? As this is Oxford, naturally you present them with a philosophical dilemma.

Two students at St John’s College wrote to Andrew Parker, the principal bursar, this week requesting a meeting to discuss the protesters’ demands, which are that the college “declares a climate emergency and immediately divests from fossil fuels”. They say that the college, the richest in Oxford, has £8 million of its £551 million endowment fund invested in BP and Shell.

Professor Parker responded with a provocative offer. “I am not able to arrange any divestment at short notice,” he wrote. “But I can arrange for the gas central heating in college to be switched off.”

Who's he think he is, Dick Blumenthal of the House?

I’m glad you asked that. Or were going to.

Nadler elbows Schiff aside, delivers closing argument himself.

Democratic New York Rep. Jerry Nadler stole the show from lead impeachment manager Adam Schiff Thursday evening, racing ahead of him to give a closing argument in President Donald Trump’s Senate impeachment trial.

Chief Justice John Roberts read the last question of the evening, provided by Democratic Minnesota Sen. Amy Klobuchar. The question asked House managers to give senators any other comments before the trial ended for the night.

Rep. Schiff of California was sitting closer to the podium and stood up to respond to the question, but Nadler, another impeachment manager, scurried ahead of him. Schiff could be heard calling Nadler’s name, but the pleas went unanswered as the New York congressman began his speech.

“Jerry, Jerry, Jerry,” Schiff said as Nadler ignored him and delivered remarks.

God knows it's past time; the rest of us never heard of the guy

One John Delaney claims to have been running for president since 2017 but today he’s announced that God told him to fold his tent and quit.

"It has been a privilege to campaign for the Democratic nomination for President, but it is clear that God has a different purpose for me at this moment in time" .

Okay, John. Thanks.

Pedophilic sex offender released from prison because he’s decided he’s transgender, Fifteen victims, aged 1-13, but can’t be kept confined because he’s now deemed to have a “less than 51% chance of reoffending”.

Epstein released from Hell after announcing he’s transgender.

"We no longer consider Epstein a threat -- he is now stunning and brave," said a representative for the place of eternal punishment. "Hopefully he will be welcomed as the LGBTQ+ hero he now is."

Hellish forces also issued an apology to Epstein for treating him poorly. "We didn't realize he was actually a persecuted member of the marginalized LGBTQ+ community. We hope his story can inspire other criminals and sex offenders to come out."

UPDATE, courtesy of Susie: Dulos declared dead at 5:32. Maybe he can use Epstein’s now-vacant cell, at least until he too can find a wig and some pantyhose.

No Congressional authority? There's an app for that

bernie castro.jpg

I’ve heard Defenders of the Bern claim that while, sure, some of his ideas would be disastrous if implemented, “he’d never get them past Congress”. This frees them, in their opinion, to vote for the Man Who Shouts at Clouds because he’s (a) a lot of fun and (b) he’s not Trump. But Bernie’s seen that difficulty coming, and has prepared a way around it.

Sen. Bernie Sanders’ (I-VT) team is reportedly preparing “dozens” of Executive Orders for “President Sanders” to sign in his first several days in the White House, effectively reversing Trump Administration policies and enacting a comprehensive, socialist agenda without the advice and consent of Congress.

The Washington Post reportedly obtained a memo discussing the “early work” of a Sanders presidency, prepared by members of Sanders’ team. The document discusses signing executive orders that “would reverse President Trump’s policies on immigration, including an immediate halt of border wall construction, removing a limit on accepting refugees for asylum, and reinstating the Obama-era DACA program,” according to National Review.

“Many of the proposals Sanders has floated on the campaign trail do not have support from congressional Republicans and are opposed by some Democrats,” the Post reports, “so a willingness to move forward without congressional approval could determine whether many of his policies are enacted.”

“The list of potential executive orders includes unilaterally allowing the United States to import prescription drugs from Canada; directing the Justice Department to legalize marijuana; and declaring climate change a national emergency while banning the exportation of crude oil,” according to the Post. “Other options cited in the document include canceling federal contracts for firms paying less than $15 an hour and reversing federal rules blocking U.S. funding to organizations that provide abortion counseling.”

Sanders’ team also proposes closing all private prisons, directing the Department of Homeland Security to end Immigrations and Customs Enforcement raids,

“We cannot accept delays from Congress on some of the most pressing issues,” the document says, “especially those like immigration where Trump has governed with racism and for his own corrupt benefit.”

The document appears to have been compiled without much thought as to orders’ impact. Ending the exportation of crude oil, for example, could cripple the American economy, and set off a foreign policy disaster in the Middle East as countries scramble to move into the vacuum created by an American exit from the global oil trade.

I don’t really think we’ll see Bernie in the White House (though I might store up on gold just in case) but whatever Democrat lands there, we can expect a newfound appreciation for executive orders and a sudden horror of a single judge issuing nationwide injunctions.

Well dang, it didn't work

Ranch living in rock ridge

Ranch living in rock ridge

Back in October I commented on the contrarian marketing scheme of the owners of 6 Meadow Drive who, after their listing had expired unsold at $2.499 million, raised the price to $2.6. I said at the time,

There are those who might question a strategy of raising the price of a product that isn’t selling, especially when on the cusp of the market’s dormant period, but this poor house has been kicking around for five years now without success, so why not be daring and try something else?

Better buy it now, or it’ll cost you even more in the Spring.

Apparently no one heeded my warning about a still-higher price coming in spring and it’s a good thing they didn’t; price was dropped to $2.350 today.

Someone did well here

7 stanwich.jpg

But it was the buyer of 7 Stanwich Road who benefitted, not the sellers, who yesterday sold for $1.550 million that which they paid $1.8 for in 2006. Back then, the house had a lot of charm but was badly dated. These owners brought it back to life, replacing the slate roof, adding central air, upgrading the electrics, redoing the kitchen and baths, and even adding on a bit. Expensive work, and it all accrued to these buyers. I’m sorry that the owners’ labor of love was lost, but at least someone will appreciate all the work that was done.

Price cuts seem to comprise most of the real estate news these days; perhaps that will lead to more positive news down the road

greenbriar.jpg

16 Greenbriar (off Round Hill) now down to $2.8 million. Buyers paid $3.995 for it in 2005, put it back on the market at $4.250 in 2016 and have been steadily increasing their loss ever since.

It’s a good looking house, but you’d expect that of any house asking millions of dollars. The trouble with our market is that there are lots of fine, multi-million-dollar homes to choose from, and not as many choosers as before.
