A new listing, technically, but 15 Sherwood Farm Lane has been for sale, on and off for years, as it came off the rent rolls, and so its new price of $3.850 million is more of a price cut from September's price of $3.950 than a truly new listing. It does come with a different broker though, if that appeals to you for some reason.
I've always liked this house every time I've seen it, from when it was new in 2004 (and sold to these owners for $3.450 million) to the various times it's come back up for sale. The problem is the exterior design, which has a Grant Woods sort-of farmhouse feel, even though that design is not carried inside. Great quality, but of course, it's Sherwood Farms, which just isn't drawing buyers these days, and hasn't for some years. Renters love the neighborhood; this one's always found tenants, at monthly rentals in the low $20s, but no one seems to want to permanently settle there.
That may change, who knows? But at some price, this house will be a good deal, I think.
