Off the rent rolls and back up for sale

28 Thunder Mountain Road, (bad link before — fixed; thank’s EOS) rented out for the past year @$30,000, is again available for sale at the same price it looked for a year ago, $6.550 million. I’m familiar with this Granoff design from back when it was new in 2006-2007, and it’s very, very nice. And from the experience of working with a client some years latter assisting him purchase land atop the hill here, I’ll attest that, unlike some houses on the other side of Thunder Mountain, there’s no appreciable Merritt traffic noise at this location.

The spec builder here originally looked for about the same price it’s asking now, $6.495, but had to settle for $5.650 in 2008. That buyer tried for $5.995 million in 2012, and eventually sold to the current owners in 2014 for $4.490. I expect they’ll do better than that this time.
