Does this mean we can expect Nashville realtors to be coming our way?

Report: Fairfield locations the local hot spots for illicit gay sex

An internet investigation revealed that Grace Richardson Park is popular among public sex forums, specifically those catering to the LGBTQ community. Hubs included the websites “Cruising Gays City Hookup Guide” and “Men 4 Sex Now,” as well as “Squirt,” a popular website and app that describes itself as a place "where men meet other men for sex, cruising, hookups, dating, fun and friendship."

Both Squirt and Cruising Gays say that the park is busiest in the daytime, particularly during lunchtime and after work. Cruising Gays writes that sexual activity is popular in both the area’s parking lots and trails.

I’ve never understood the drive among a portion of the male homosexual world to have sex with strangers in public places, whether it’s at the Metropolitan Opera, highway rest areas, beaches, etc. It’s a phenomenon not limited to the Nancy Pants set, of course, but generally, it seems that if there’s a flock of frolicking fukkers causing a scene in a public area, you’ll find a pile of discarded loafers nearby.

Weird.

Don't make extensive improvements unless you intend to stick around for a decade to enjoy them

And it saves heartbreak if you don’t expect to ever recoup your “investment”.

7 Nawthorne Road, Old Greenwich, reports a contract. Asking price, $2.995 million. That’s a nice chunk of chump change, but the owners paid $3.3 for the house in 2015 and poured even more money into it after that. The new owners will get the benefits of the seller’s efforts, and as is usually the case, the market didn’t demand that they pay for them.

Seven Nawthorne Road Improvements

  2. All new Thermopane windows 2015

This sort of thing stopped happening here after the Greenwich Association of Realtors came down hard on the practice

Randy Realtor risks racy reveal

Real estate agent Miguel Calvo, of Benchmark Realty, uploaded a sexy selfie Tuesday to the online listing of a 2,900-square-foot, four-bedroom home asking $399,000 for sale, Scoop Nashville reports.

Beyond photos of the home’s charming brick exterior, roomy eat-in kitchen and formal dining room, prospective buyers also got a hot shot of a naked Calvo, snapped through a mirror, apparently receiving fellatio from what appears to be a much younger woman.

The unidentified real estate lover is naked and on her knees on the bed, with her pink flip-flops located just off to the side.

The racy image has since been yanked, but Calvo told the publication that the photo was of him and that he indeed uploaded it, though he wouldn’t say if it was on purpose or accidental. He would also not confirm who the female in the photo was.

It also doesn’t appear that Calvo ever officially had the listing for this home, located at 137 Saxon Mist Drive, which hit the market this week, per Realtor.com.

“We expect all our member agents to be of stand-up character”, stated I. C. Depravity, president of the Nashville Board of Realtors, after the realtor’s over-the-top sales efforts were exposed, “so this gentleman is facing some stiff discipline, and that won’t be limited to some soft tongue lashing, I can promise you that. Still”, he conceded, “how hard can we be on an agent who stands up so firmly when representing a homeowner? It’s a sticky situation.”

Biden scores again, but Glenn Reynold's take on why we might never see the story again seems apt

Our law perfesser nails it:

WELL, THE “MY WORD AS A BIDEN” BIT SHOULD HAVE BEEN THE TIPOFF:  WaPo Investigation Finds ‘Almost Every Detail’ of Biden War Story False.

Of course, if he’s the nominee, the WaPo will forget all about this, but right now they’re trying to clear a path and he’s in the way.

I did suggest this might happen

ferncliff.jpg

Brother Gideon has reported that his listing at 33 Ferncliff, $1.475, is pending. Back in May, when he first got the listing, I pointed out that Gideon was the third agent and had thus been spared the long, agonizing wait while this price dropped from $2.1 in June, 2017, to $1.550. Gid will be in and out of this deal in 90 days and, unlike the first two agents, he’ll get paid; we love when that happens!

Next to “never give a sucker an even break”, the favorite real estate adage is “best to be first-born son, second wife, and third agent”.

Is three-point-five the new seven?

38 aiken.jpg

38 Aiken Road, currently asking $3.8 million, is reported pending, six years after starting its search for a buyer. The owner paid full price, $6.9 million, after it had been on the market for just 26 days back in 2002, but that was a different market and time, when there were still gullible buyers out there willing to listen to their agent’s blandishments and plump down a seller’s full asking price on a listing still glistening with the morning’s dew. No longer.

So from a 2013 start price of $6.995 million, we’ve reached $3.8 and, I’d guess, probably a $3.5 sale price, or lower. Even ignoring the major renovation money put into this house, it’s taking quite a hit.

Thereby disproving her hypothesis

Ocasia Cortez says millennials are “better informed” than their elders.

AOC on Instagram live:

“Young people are more informed and dynamic than their predecessors... they actually take time to read and understand our [world] history.”

“I think this new generation is very profound, and very strong, and very brave, because they’re actually willing to go to the streets. How bout that? Like, previous generations have just assumed that government’s got it.”

Her generation also invented sex.

And women’s suffrage

And wrested a nation from an oppressive king

He'll be back, and when he is, Norwalk will welcome him home

5-time deportee may be sent back, temporarily, to Mexico

A Norwalk man accused of trying to snatch a purse from a woman holding an infant child is now facing possible deportation.

Armando Machorro-Rojas, 42, is facing his sixth deportation from the United States after a federal grand jury decided on Tuesday to indict him on one count of illegally reentering the U.S. The 42-year-old Mexican national pleaded not guilty to the charge.

Machorro-Rojas was twice deported in 2007 after run-ins with Border Patrol, according to court documents. He was deported again in 2012 after he was pulled over in Norwalk for a traffic violation. Records show that in 2015 he was deported twice more — once after facing jail time in New Mexico.

Here are the details of Armando’s latest assault, as reported this spring:

NORWALK — A Norwalk man trailed a woman and her infant child into a SoNo parking lot and tried to steal her purse, but was thwarted when she pushed him out of her car and slammed the door in his face, police said.

The woman told police she and her baby were walking back to their car after dinner at a South Norwalk restaurant when he noticed a man following her. Police said the mother strapped her child into their car seat and tried to get inside the car when the man appeared around the corner of the car.

The two ran a circle around the car, police said, before the mother got in the driver’s side. The man, however, ripped open the passenger side door and tried to grab the woman’s purse, according to police.

The woman told police the two struggled for a brief time as she yelled for help. During the skirmish, police said, she forced the intruder back enough to slam the door and lock it.

Norwalk’s mayor Harry Rilling is proud of Norwalk offering sanctuary to illegal aliens, and as its former police chief, he should know:

Rilling said that when he was police chief he didn’t see many problems being caused by undocumented residents.

And the current police chief, Thomas Kulhaik, is also sanguine:

“We have no way of tracking how many arrests have been made of undocumented,” Kulhawik said.

Just sayin’ ….

Reached for comment, Greenwich’s self-proclaimed protector of illegal aliens Jill Oberlander simply pointed to her LWL (Ladies Who Lunch) page: “I think that’s self-explanatory, don’t you?”

Even Darien waterfront will sell, eventually, and at a certain price

pear tree.jpg

And that can be a substantial price. 163 Pear Tree Point Road, listed for $26 million in 2015, has sold for $12.5.

Shelly Tretter, the third or fourth agent to have this listing also found the buyer, so she’ll earn a commission just about equal to the buyer or seller agent’s commission on that $26 million figure, combined.

That’s just so much more efficient!
